Am I Overpaying for Rent in Vancouver?

You are likely paying above market when your rent sits above the typical range for comparable listings — the same neighbourhood, bedroom count and roughly the same size and features. City-wide, half of Vancouver's advertised rents fall between $2,075 and $3,275 per month, but the meaningful comparison is always neighbourhood and unit specific.

Based on 427 Vancouver-area rental listings for this guide, collected up to August 2026. Rent Reveal's full dataset currently holds 427 listings across 17 neighbourhoods.

A one-bedroom in one neighbourhood can be hundreds of dollars apart from the same unit a few kilometres away. Start from the neighbourhood and bedroom pages, then narrow by size and features.

    What counts as above market

Rent Reveal places your rent against the 25th–75th percentile of comparable listings. Below that band is a good deal, inside it is fair, and above it is above market for that comparable set. Condition, view, floor level and recent renovations are not in the dataset, so a rent slightly above the band is not automatically unreasonable.

What to do with the result

Renters typically use the comparable median and range as a reference point when deciding on a lease or discussing rent with a landlord. Rent Reveal provides informational estimates of market conditions only, not financial, legal or tenancy advice.
